The area around Jacó has been very much an investors market, but the gravy train is slowing and properties are starting to settle with end-users. Most of the market is focused around condos and gated communities. The Manuel Antonio market, meanwhile, remains concentrated for the moment on single-family homes, though some developers have their eye on the condo market. The impact of large developments is viewed askance by local residents ad expatriates, and “sustainable development” is the buzz word of the hour in Manuel Antonio.
Finally, a market for investment in larger tracts of land behind Jacó, down the coast towards the Tarcoles river, and further into the countryside from Manuel Antonio is just developing. Vistas de Manuel Antonio is an example of an eco-community behind the Quepos/Manuel Antonio area.
